At the core of our activities

Our Approach to Real Assets

With a dynamic bottom-up approach to project selection, Stoneweg constantly screens large numbers of assets, selecting only those with the strongest fundamentals.

We strive to identify how markets are evolving, as well as the trends which shape the future of local real estate investments.

By identifying these trends, Stoneweg seeks first mover advantage, creating long-term value for our investors.

Our in-depth analysis goes much further than the figures related to the asset itself.

This holistic approach to analysis forms the basis for our investment structuring and real estate strategies.

Real Assets Strategies

Living

Our Living strategy consists of existing assets or undeveloped land with development potential offering solid opportunities. These properties are income-generating with value-add components and long-term capital appreciation.

The asset types include multifamily, build-to-sell (BTS), build-to-rent (BTR), and flexible spaces, providing a diverse range of investment options.

Strategically located in the USA, Spain, and Italy, these assets benefit from strong market demand and growth potential.

Hospitality

Stoneweg Hospitality was created in 2021 as part of Stoneweg Group, targeting the value-add acquisition and repositioning of hotels in Southern Europe.

The strategy focuses on large single assets and portfolios with room for business improvement and value proposition through outstanding acquisition, asset management and capex capabilities. It aims at creating a unique portfolio of prime hotel assets in Southern Europe to be upgraded and market repositioned. Typical types of assets are within both Leisure and Corporate, both existing hotels and developments.

All assets have been acquired off-market, in vacant possession and repositioned depending on the specific targeted concept of each hotel and its market.

Brand selection is done internally, with a proven track record negotiating with international brands such as Hard Rock, IHG or Hyatt, but also innovating with local brands and operators like concept or Ona for example.
